Buying Process

Your Complete Home Buyer's Guide

Williams & Co. | Serving Coastal Maine & New Hampshire

Buying a home along the Maine and New Hampshire Seacoast is unlike buying anywhere else. Inventory moves fast, the properties are one of a kind, and there are a few local steps you won't find in any national buyer's guide. We've helped thousands of buyers through this process. Here's exactly what to expect when you work with Williams & Co.

main

Step 1: Let's Get to Know Each Other

Before we look at a single listing, we sit down together. No pressure, no pitch. We want to hear what you're actually looking for, what matters most, and what your timeline looks like. Whether you're relocating from out of state or you've been watching the market for years, this conversation is where we figure out how to do this right for you.

* Troy and the Williams & Co. team have been helping buyers find homes along the Maine and New Hampshire Seacoast for years. We know this market personally, not just professionally.

Step 2: Get Pre-Approved

In our market, serious sellers notice who's ready. If you find a home you love, regardless of the location, and you're not pre-approved, there's a real chance someone else bids on it before you can get there.

We have trusted local lenders who know Maine and New Hampshire real estate inside and out. Once you're pre-approved, you'll know your real budget and be ready to move with confidence.

* We will never push you toward a price point that doesn't make sense for your life. Our job is to help you buy the right home, not just any home.

Get an Accurate Estimate

Estimate your mortgage payment, including the principal and interest, taxes, insurance, HOA, and PMI. Add your location for more accurate estimates.

Step 3: Searching With Someone Who Knows the Area

We don't just send you a list of links. Anyone can do that. We curate what you see based on what we've actually heard from you, and we flag things you might not have thought to ask about.

York County and the Seacoast have distinct communities with very different feels. York Village, Cape Neddick, and Ogunquit are nothing alike. Neither are Portsmouth, Greenland, and Stratham. We help you understand the differences so you're choosing a place to live, not just a house to buy.

* Our agents live and work in the towns we serve: York, the Berwicks, Kittery, Portsmouth, and the surrounding Seacoast communities. This isn't a region we cover on a map. It's where we're from.

main

Step 4: Making an Offer

When you're ready, we write a competitive offer and walk you through the exact steps. We'll look at the comparables, explain the current conditions for that price point and town, and tell you where we think there's room to negotiate and where there isn't. Then we go to work on your behalf. Not all offer is the same and we will come up with a game plan specifically curated to the property you’re interested in.

How an offer is written and presented matters as much as the number itself. We know the listing agents in this area. We know what sellers in York County and the Seacoast region care about. We use all of that to give your offer the best possible shot.

* We have helped buyers compete and win in some of the most active markets this region has seen, without overpaying or cutting corners.

Step 5: Under Contract: Meet Kait, the very best Transaction Coordinator

Once your offer is accepted, our transaction coordinator Kait takes over the details. She tracks every deadline, manages every document, and keeps everyone on the same page from contract to closing. You'll hear from her regularly so you always know where things stand.

* Having a dedicated transaction coordinator means you're never left wondering what's happening next. Kait keeps the process moving, even when things get complicated.

main

Step 6: Inspections

This is where you find out what you're really buying. Homes in Maine and New Hampshire often have well water, septic systems, oil tanks, and older chimneys that need specialists beyond a general inspector. We'll tell you which ones apply to your property and help you find the right people. Knowing the full condition of a property lets you negotiate repairs, plan your budget, and walk into closing day without surprises.

Types of Inspections to Consider:

+ General Home Inspection
+ Septic System Inspection
+ Well Water Testing
+ Radon Testing
+ Pest and Termite Inspection
+ Oil Tank Scan
+ Chimney Inspection
+ Roof Inspection
+ And More…

* We will always give you honest advice about what inspections are worth doing on a specific property, even when it slows things down.

main

Step 7: Appraisal and Final Financing

While inspections are wrapping up, your lender is processing the loan. Part of that is an appraisal, which confirms the home's value matches your purchase price. Kait stays in close contact with your lender throughout so no deadlines get missed.

main

Step 8: Title Search and Closing Coordination

A title search confirms the property is legally clear to transfer with no liens, disputes, or ownership issues buried in the history. Older coastal Maine properties can have interesting deed histories. This step makes sure what you're buying is truly yours.

Kait coordinates between your attorney, the title company, and the seller's side so closing day isn't a scramble. When this is being managed well, you barely notice it happening.

main

Step 9: Homeowners Insurance

Your lender requires it before they fund the loan, and you'll want solid coverage regardless. Coastal properties, older homes, and homes on well and septic have specific coverage needs that a generic national policy might miss. We can connect you with local insurance agents who know what these properties actually require.

* We have relationships with trusted local insurance providers who understand coastal Maine and New Hampshire properties specifically.

main

Step 10: Transfer Your Utilities

Before closing day, make sure water, electricity, gas, and internet are all scheduled to transfer into your name. This gets overlooked more than you'd expect. We'll remind you with enough lead time to take care of it.

main

Step 11: Final Walkthrough and Document Review

Right before closing, we do a walkthrough to confirm the property is in the condition you agreed to. Repairs will have been made, nothing was removed that was supposed to stay, everything is as expected.

main

Step 12: Closing Day

You review and sign the final paperwork, your lender funds the loan, and the deed transfers into your name. Then someone hands you the keys!

We'll be there. Kait will be there. And we'll make sure the whole thing goes smoothly so that closing day feels the way it should: like a celebration.

* We don't consider a deal done until our clients are settled and happy. That has been true since day one at Williams & Co.
